Is trade web design still in demand in the Hunter? 1,124 more construction businesses since 2021

Yes. The five Hunter council areas had 1,124 more construction businesses in June 2025 than in June 2021, 9,278 against 8,154 (+13.8%), by our sums of the ABS Data by Region figures. Not all of them do your trade, but the ones that do are the results sitting next to yours when a homeowner searches.

Read the ratio column as how many trade businesses share each new build. In Cessnock it's about one; in the City of Newcastle it's nearly ten, so a search like "sparky Newcastle" is crowded and the site has to win on proof: a licence line the customer can check, job photos labelled by suburb, and a number someone answers. None of that guarantees calls.

Nine in ten new houses were approved outside the City of Newcastle: choosing your suburb pages

Of the 2,589 private houses approved across the five council areas in 2024-25, Lake Macquarie took 909, Cessnock 690, Maitland 576, the City of Newcastle 257 and Port Stephens 157. Maitland's population passed 100,000 for the first time (100,439), and Cessnock's grew 2.9% in a year. If you work out of Lake Mac, Maitland or the Valley, build your suburb pages where the approvals are, not around the city name.

  • Maitland growth estates: Chisholm, Thornton, Gillieston Heights and Lochinvar

    Builders, concreters, fencers and landscapers working these estates should give them real pages, with jobs finished in those streets. Maitland approved 576 houses, more than double the City of Newcastle's 257, with about two construction businesses per approval.

  • Cessnock and Kurri Kurri

    Cessnock has the fewest construction businesses per new house of the five council areas: 724 businesses for 690 approvals, about one each by our arithmetic, against 9.8 in the City of Newcastle. If you really take work out there, a Cessnock and Kurri Kurri page has far fewer local rivals per job than a Newcastle one.

  • Lake Macquarie’s western side, around Cameron Park

    Lake Macquarie approved the most houses, 909, but also holds the most construction businesses, 3,734, or 4.1 for every house approved. A crew around Cameron Park needs a Lake Macquarie page that shows finished jobs and reviews from those streets.

  • Port Stephens: Medowie and Raymond Terrace

    Only 157 houses were approved, down from 365 in 2020-21, so most trades can cover Medowie and Raymond Terrace on one shared page.

  • City of Newcastle: Fletcher and the renovation suburbs

    With only 257 new houses approved here, more of the work is likely to be renovation and maintenance: bathrooms, decks, rewires and re-roofs in established suburbs such as Merewether, plus newer streets around Fletcher. Lead your Newcastle pages with that kind of job.

Keep "Newcastle" where customers really type it, often for maintenance trades covering the whole metro area, but a Maitland builder shouldn't open its home page with another council's name. Mine subsidence: the question a Hunter builder’s website should answer before the client asks

Building or subdividing inside a declared Mine Subsidence District needs approval from Subsidence Advisory NSW before work begins. Declared districts include Newcastle, Lake Macquarie, Killingworth-Wallsend, East Maitland, Maitland West, Louth Park, Branxton, Greta, Bellbird-Millfield, Black Hill, Tomalpin and West Lake. Whether a given property sits inside one is checked on the NSW Planning Portal Spatial Viewer.

Your NSW licence line, and the "from $" price trap

NSW building trade advertising rules cover internet ads alongside print, TV and radio, so your website counts. The full NSW treatment sits on our Sydney tradie page.

What has to show, and the hot-water example

The licensee's name, the licence number with its category of work, and a business phone, for residential work over $5,000 and for specialist trades such as electrical, plumbing, draining and gasfitting at any job value. A part-price can't be stated unless the single total price is clearly stated too, so if your site lists a call-out fee or a "from $" figure for a hot-water swap, the full price sits beside it and you confirm the wording. On sites we build, the line goes in every page footer and again on the quote page (our practice; the rule doesn't name a spot).

Customers can look up a licence through Building Commission NSW, the state's building regulator, at verify.licence.nsw.gov.au. Other states' rules are on the national tradie page. The NSW advertising page lists no penalty, so we don't quote one.
