Bengaluru hotels follow the office parks. Whitefield and the Outer Ring Road fill with weekday corporate stays. Hebbal and Manyata catch traffic from the airport, which sits 35 kilometres north of the city at Devanahalli. Electronic City runs on project teams staying for weeks. The CBD around MG Road and Residency Road has the legacy properties. Hotelivate found 55 percent of the hotel pipeline headed to those peripheral micro-markets, the rest to the CBD.
Below that is the layer nobody writes reports about: lodges near Majestic and KSR station, serviced apartments in Koramangala and HSR Layout, homestays across the city. That layer buys a Rs 19,999 to Rs 49,999 licence. Branded hotels already run a chain system.
The numbers that drive the purchase
Kempegowda International Airport handled 44.47 million passengers in FY2025-26, third in India behind Delhi and Mumbai. JLL's Hotel Momentum India put Bengaluru first in the country for RevPAR growth in Q2 2025 at 29.4 percent, against 12.9 percent nationally. HVS Anarock had national occupancy at 63 to 65 percent in mid 2026.
For a 20 to 60 room independent, rates move weekly and a register cannot keep up. The PMS must let you reprice Tuesday to Thursday without touching the weekend.
Rules that touch the software
GST changed on 22 September 2025. Rooms up to Rs 7,500 a night are now 5 percent without input tax credit; above that it is 18 percent with credit. Mixed-inventory hotels need slab logic on the folio, not in the accountant's head.
Form C is a daily task on the IT corridors. The e-FRRO portal makes every accommodator responsible for filing Form III for each foreign guest, OCI cardholders included since the Immigration and Foreigners Act 2025, and the window is 24 hours from arrival. The PMS should flag unfiled foreigners before the morning shift ends.
Homestays got new rules. Karnataka Tourism released fresh homestay guidelines and a circular on 27 and 29 April 2026, with tighter registration steps and safety standards, and the papers reported CCTV and police verification becoming mandatory. Keep ID scans and the visitor log in the system, not a diary; that is what an inspection asks for.
Liquor licences are a moving target. Karnataka doubled excise licence fees in May 2025, then halved the renewal fees a month later after the trade pushed back. Either way a bar licence is a serious annual cost, so bar sales must post to the room folio and reconcile nightly.
Signboards: the 2024 Kannada Act amendment requires 60 percent Kannada on commercial boards. BBMP pulled down non-compliant boards in February 2024 and the state warned that businesses could lose their licence over it. Not a software rule, but owners ask about Kannada in the same breath.

- My Bengaluru hotel has rooms both under and over Rs 7,500 a night. Can the PMS bill both GST slabs correctly?
- Yes, and this matters more since 22 September 2025. Rooms billed at or under Rs 7,500 a night now attract 5 percent GST with no input tax credit, while rooms above that stay at 18 percent with full credit. The slab is decided per room per night on the actual tariff charged, not the rack rate, so a corporate discount that drops a Rs 8,000 room to Rs 7,200 changes the slab. I set the tax rule on the rate plan, and the folio applies it line by line, so a guest who moves from a standard room to a suite mid-stay gets two correct tax lines on one invoice rather than a manual correction at checkout.
- We get IT visitors from the US and Europe at our Whitefield property. Does the software handle Form C?
- The guest profile stores passport number, visa type, nationality and arrival details at check-in, and the system flags every foreign national whose Form III (the old Form C) has not yet been filed. The Bureau of Immigration requires accommodators to report foreign guests on the e-FRRO portal within 24 hours of arrival. We do not submit to the government portal automatically because the portal does not offer an open integration for small hotels. What we do is produce the exact data the portal asks for, in order, so your night shift completes it in a couple of minutes instead of retyping from a passport photocopy.
- Do you print Kannada on bills and signage-facing screens?
- Invoices and guest-facing receipts can carry Kannada text alongside English, and the self check-in screen can show Kannada labels. The 2024 amendment to the Kannada Language Comprehensive Development Act asks for 60 percent Kannada on commercial signboards, and the state has warned that businesses can lose their trade licence over it, but that rule is about boards, not software. In practice the front desk in Bengaluru runs the PMS in English and the housekeeping app benefits from Kannada task names, because that is who reads them. I set that up on day one if you ask; it is not an extra module.
