Overview
Your own site has to bring what they don't: owners and landlords instructing you directly, enquiries that land on the right agent's WhatsApp, and agent pages that sell your people. A brokerage site with listing, agent and community pages costs AED 2,900–17,000 excluding VAT and goes live in 1–3 weeks. A Dubai listing stays in draft until its Trakheesi permit number is entered. You supply the number; we build the field that insists on it.

Quick answer
Which permit must every listing on a Dubai brokerage's own website carry?
Each Dubai listing should carry its Trakheesi permit number: DLD said in October 2020 that the number belongs in every real estate ad, and that websites carrying ads should link to a way of checking it. The Madmoun QR has been required on print and audiovisual ads since 24 April 2023; showing it online too is sensible. Abu Dhabi listings carry a Madhmoun permit from DARI. The site itself, with listings, agent pages and community pages, costs AED 2,900–17,000 excluding VAT and takes 1–3 weeks. Search with a map, a back office and routing to the listing agent cost AED 13,500–98,000 over 4–10 weeks; Property Finder and Bayut feeds are quoted after a short discovery call.
- One AED price, locked at written scope sign-off; paid 40/40/20
- Enquiries routed to the listing agent's WhatsApp
- Arabic layouts read in both languages on a phone
- Off-plan microsites wait on staging until the ad permit is in
- Domain, hosting, portal and developer accounts in your name

Two different builds: a brokerage site and a developer site
When I price a property site, the first number I ask for is your live-listing count, not your page count. Thirty listings and three hundred are different builds, even when the homepages look alike.
A brokerage site is hundreds of units that change weekly, each with its own permit and its own agent. A developer site is one project and one launch date, and the payment plan is the page buyers read most. Dubai Media Office counted about 193,100 real estate investors in 2025, up 24% (12 January 2026), and any of them can check a listing's permit before calling you.
| Question | Brokerage website | Developer website |
|---|---|---|
| Permit that gates publishing | Trakheesi (Dubai) or Madhmoun (Abu Dhabi), one per listing | DLD ad permit for the campaign (fees in the developer section below) |
| Main enquiry | Viewing request to the listing agent | Registration of interest before launch |
| Typical band | AED 2,900–17,000; AED 13,500–98,000 with search and back office | Single-project microsite AED 2,900–17,000; several projects quoted |

Bayut and Property Finder win the search. Your site wins what comes after it.
A buyer typing “two-bed apartment JVC” lands on a portal, and a brokerage site will rarely out-rank one for that search. Your stock is there already, so don't spend the budget fighting them.
Spend it on what portals don't do: stock under your brand alone, with its permit; a full page per agent; community and off-plan pages in your voice; and a form for owners and landlords who want to instruct you.
For a luxury listing page, copy the better brokerage sites: fewer listings per screen, the floor plan beside a full-width photo, the agent's face and WhatsApp button instead of a form, and the community story before the price grid.
| Job | Bayut, Property Finder, dubizzle | Your website |
|---|---|---|
| Reach buyers searching by area and budget | Their main job | Secondary |
| Owner and landlord instructions | Not their role | A form of its own |
| Who holds the enquiry record | The portal's lead tools | Your agents and your back office |
| Permit on the listing | Required on Bayut and dubizzle (Bayut's guide) | A required field, shown with the Madmoun QR |
Want owners instructing you through your own site? Send the communities you cover on WhatsApp and I'll say what the form should ask.

What a brokerage can verify before trusting a remote builder
Many agencies on this search show a Dubai address. We don't have one. Codingclave Development LLP works from Lucknow, India, with no UAE office, staff or trade licence, and serves UAE clients on WhatsApp, email and video calls. See how we work with UAE companies.
The person who prices it builds it
Hours that overlap your office day
Monday to Saturday, 08:30–17:30 Gulf Standard Time: an 8.5-hour overlap with a 9:00–18:00 UAE day, Saturday included. A buyer enquiry at 22:00 goes to your agent's WhatsApp, not to us.
A staging test before the second payment
A brokerage pays in three parts: 40% to start, 40% when an agreed mid-project milestone is met, and 20% at launch. I suggest the staging test as that milestone: send an enquiry from each listing type on your own phone and check it reaches the right agent. Each of the three invoices is issued in AED, and your accounts team clears it with a transfer to our AED account.
Your portal logins, your developer accounts, your code
Domain, hosting, portal feed credentials and the Apple and Google developer accounts are opened in your company's name, with every login handed over. With the final 20% paid, the source code and IP behind your listings, agent pages and back office belong to your brokerage as well.

The permit field: how a listing gets from draft to live
A Trakheesi permit is the Dubai Land Department's advertising permit, issued through RERA's Trakheesi system, and each one comes with a Madmoun QR code. DLD said in October 2020 that the permit number belongs in every real estate ad, and that websites carrying ads should link to a way of checking it. That release fined 10 companies, from AED 50,000, for ads with no permit, manipulated numbers or expired permits.
The rule I build to is simple. If an agent can publish a Dubai listing without a permit number, the form is wrong, so the publish button stays hidden until the field is filled.
One naming trap: Madmoun is DLD's QR check in Dubai; Madhmoun is Abu Dhabi's permit system.
The four states of a listing
Draft: photos and copy go in while the permit is pending, as in Bayut's Profolio process. Live: the number is in and publish appears; the field checks a number exists, not that DLD issued it. Hidden, end date passed: DLD states no validity period, so your agent types the date on the permit. Hidden, sold or rented: marked by the agent. Both hidden states come with the quoted permit-rules add-on.
The enquiry that names the unit
With the same add-on, “Ask about this unit” opens WhatsApp already typed: “Hi, I'm asking about ref. [reference], permit [number], [building], [unit type].” An agent with six similar two-beds knows which one.
Fields your office fills once
Broker and office registration numbers print in a fixed block on every listing, as portals show them. If your compliance lead wants them elsewhere, it's one template change.
What we don’t do
Apply for permits, log in to Trakheesi or DARI for you, or vouch that a number is valid. Ask any agency what happens to a listing when its permit lapses; that answer tells you a lot.
| Where the property is | Permit and issuer | Fields on the listing | Source |
|---|---|---|---|
| Dubai | Trakheesi ad permit (DLD, through RERA), with Madmoun QR | Permit number, QR image, broker and office numbers your office supplies | DLD releases of 2020 and 2023; DLD e-service fees |
| Abu Dhabi | Madhmoun permit, ADREC through DARI | Permit number, company and broker licence numbers your office supplies | Khaleej Times, 11 September 2025; fields per brokerage practice |
| ADGM | ADGM permit through Access RP | Permit number | Khaleej Times: in force from 21 August 2025 |
| Sharjah and the northern emirates | Ask that emirate's regulator | A labelled permit field you fill | No rules stated here |
Rules and fees change, so your compliance lead checks each field before launch and we build to what they sign off. To price this part, send your live-listing count and emirates.

Abu Dhabi and ADGM listings need a different permit field
Figures here are from Khaleej Times, 11 September 2025, which calls Madhmoun Abu Dhabi's government-backed multiple listing service. On your site it means a different permit field and an owner-consent step.
Madhmoun through DARI
Every advertised Abu Dhabi property needs a Madhmoun permit from the Abu Dhabi Real Estate Centre (ADREC), issued through DARI, with the owner's consent and no more than three brokers per unit. Your instruction form asks for consent first.
The listings that disappeared
The major portals' Abu Dhabi listings fell from about 75,000 before 15 August 2025 to about 20,000. If your stock was among them, send your unit count on WhatsApp.
ADGM’s Access RP permit
From 21 August 2025, a unit inside ADGM's jurisdiction carries ADGM's own permit, issued on Access RP, so the listing form offers ADGM as a separate choice.
Fees, as reported
Rental permits AED 50–115 plus VAT for one to three months; sales AED 125–250 plus VAT; off-plan AED 25,000 per project per broker for three months.
Pick Abu Dhabi or ADGM on the listing form and the permit field changes to match, as part of the quoted permit-rules add-on.

The brokerage page set, from listing page to landlord form
Start with the listing page. Agent, community and landlord pages all exist to send people to one.
The listing page
Price in AED, size in sq ft, and the bed count with the maid's room on its own line. Ready or off-plan; furnished or not. The floor plan beside the photos, a community map rather than the exact unit, then the permit block and an agent card with WhatsApp. Publish the service charge only if someone keeps it current: a stale figure does more harm than none.
Agent pages
Languages, areas covered and current stock, with enquiries going to that agent. A leaver's listings move to a colleague in one step.
Community pages
Written by your agents about buildings they know. They can rank for “Dubai Marina apartments for sale”, a search no single listing wins.
Owner and landlord instruction form
The lead portals don't hand you: community, building, unit type, sale or rent, routed to whoever lists that area, with owner consent recorded for Abu Dhabi units.
Arabic listings
“Tower B, Unit 1204” and permit numbers sit inside right-to-left text, so each is wrapped in a left-to-right isolate (the bdi element, or U+2066 and U+2069 in feeds); otherwise a buyer can read the wrong unit. Digits are chosen once for every template, and JVC and قرية جميرا الدائرية reach the same page. The bilingual QA pass reads that unit string on a phone in both languages. See UI/UX design in Dubai.
The extras buyers look for
Maps, embeds for 360° tours, and analytics on which listings draw enquiries. A mortgage calculator is quoted and uses your lender's figures; we publish no loan-to-value number without a source.
WordPress for dozens of listings, custom for hundreds
WordPress suits a few dozen listings, with the permit as a required custom field; hundreds of units, routing and feeds need custom code. See WordPress vs custom in Dubai.

Getting listing pages found, and fast on a phone
Photo-heavy listing pages are where property sites lose speed, and sold units are where they lose search traffic.
Community pages aimed at real searches
One per community you cover, written to the phrase buyers type, such as “JVC apartments for rent”, with current stock underneath.
Structured data on listings
Schema.org markup for the unit, price and offer, so search engines read the details correctly. It guarantees no special display in results.
Sold units handled one way
A listing that comes down 301-redirects to its community page. A page left live with only “similar units” on it risks being read by Google as a soft 404.
Image weight
Photos resized per screen and lazy-loaded below the first screen. A 40-photo listing should not pull 40 full-size files onto a phone.
Where each enquiry came from
Each website enquiry records its page and ad campaign, to compare against portal leads.
Rebuilding an old site? Every old listing URL gets a redirect, tested on staging. The UAE website redesign guide covers the rest.

One listing record, sent to your site and both portals
If an agency offers “IDX” or “MLS integration” for Dubai, ask what it connects to; that is a US set-up. Dubai brokerages don't pull listings from a shared US-style feed. Each ad needs its own Trakheesi permit, and listings reach the portals through the brokerage's CRM feed or the portal's own tools, such as Bayut's Profolio.
So the listing lives in one place, your site's back office or your CRM, and goes out to your website and the Property Finder and Bayut feeds with the same permit number and reference. Mark it sold and it leaves every channel together. Feed credentials stay on your portal accounts, and feed work is quoted. Pipelines and commission belong on a CRM: see custom CRM development in Dubai and real estate CRMs in Dubai.
The same record can feed a WhatsApp assistant that answers by listing reference in Arabic or English, then hands over to the agent: our AI chatbot work.

For developers: a launch microsite that stays dark until the permit is issued
A launch usually earns its own address and one registration form, retired at sell-out.
DLD's Real Estate Ad Permit page lists 14 categories, among them electronic advertisements and project launch events. A launch event permit costs AED 5,000 and other permits AED 1,000, each with an AED 20 Knowledge and Innovation fee. At exhibitions, off-plan Dubai properties can be showcased only once registered with the Escrow Account Department, and only preliminary reservations are allowed.
No permit, no launch page. The microsite waits on password-protected staging until your team enters the permit number, and the form takes no payment: reservation money waits for your legal adviser's sign-off under Dubai's escrow rules.
Registrations your sales team can work
The form asks country, budget, unit type and cash or mortgage, and saves the ad campaign behind each visitor. Registrations reach sales by email or WhatsApp; routing by language and a CRM export are in the quoted developer build.
| Field | What visitors see | Supplied by | Holds back publishing? |
|---|---|---|---|
| DLD ad permit number | Permit block | Developer | Yes |
| Escrow Account Department registration | Status line | Developer | Yes (our rule; DLD requires it for exhibitions) |
| Payment plan | Editable table of milestones and percentages | Developer | No |
| Handover date | Quarter and year, as stated | Developer | No |
| Registration of interest | Form, no payment | Built by us | No |
Send the project name and whether the ad permit is issued on WhatsApp; that's enough to quote.

An app of your own: what App Review checks first
Most brokerages don't need one: buyers already search on Bayut, Property Finder, dubizzle and DLD's Dubai REST. An app pays off with repeat users, such as investors buying again or tenants renewing.
Guideline 4.2: more than a repackaged website
A listing site in an app shell invites rejection. Push alerts on saved searches and a shortlist shared with the agent make it worth approving.
Guideline 4.2.6: template-built apps
Apple rejects apps built from a commercialised template or app generation service unless the content owner submits them. We publish on your own Apple and Google developer accounts anyway, so the store listing is yours.
Guideline 4.3(a): one app, not copies
Near-identical apps with different listings count as spam. If your luxury and rentals arms share features, ship one app with a filter.
What it costs
With us, AED 17,000–108,000 over 4–12 weeks. On 12 October 2026, Appinventiv's Dubai page gave USD 30,000–300,000 and Suffescom's AED 15,000–120,000+. See the Dubai app cost guide and app maintenance.
| Feature | Website | Own app | Why it matters to App Review |
|---|---|---|---|
| Browse and search listings | Yes | Yes | Not enough on its own (4.2) |
| Saved searches with alerts | Push | Shows the app is more than a wrapped website | |
| Where it is published | Your domain | Your Apple and Google developer accounts | Our practice, not an App Review rule |
“Website now, app later” works: the back office is built so an app can read from it.
Pricing in AED
Prices for brokerage sites, launch microsites and add-ons
Every row ends as one fixed AED price, agreed in writing before work starts. Dubai agencies that publish real estate website prices (browser.ae, Nile and A-One, read 12 October 2026) start around AED 3,000–4,000 and run past AED 25,000 for custom work. Quoted rows depend on listing count, portals and languages, and get a fixed price after a short discovery call.
